Bellevue Holding Company provides construction management services to office, retail, institutional and industrial clients. Joining the project team early in the design phase, and remaining on the job until well after the project is fully complete and occupied, we provide the full range of services required to deliver results discerning clients have a right to demand.

Early on, after helping to establish clear project goals as to utility, budget, schedule and level of quality, we implement a process designed to achieve each one, and to do so in a way that is specifically tailored to the unique requirements of each project. During the design phase, with the architect’s and the client’s cooperation, we provide organization, structure and discipline to the creative process, without sacrificing its essential imagination and originality. By regularly updating cost estimates and schedules, by offering real-world insights on how particular materials and building systems work in the field, and by bringing to the team the latest information concerning labor and material availability, we keep the design developing within the bounds of what is feasible, eliminating the need for costly and time-consuming re-designs.

To ensure the successful bidding and award of the various construction contracts, we develop contractor interest in the project throughout the design phase. We make sure there are several bidders for each contract and that all of them are well qualified in their trades. Once the bids are received, we thoroughly analyze them to be sure they have been fully and accurately responsive to our requests.

During the construction phase, we coordinate the work of the contractors to meet the quality, scheduling and safety requirements of the project. Because open communication is the key to coordinating the efforts of so many disparate parties, we regularly meet with and report to the client, the architect, the engineers and the contractors. Throughout the construction phase, we actively and continuously manage the budget by imposing strict cost accounting procedures and the schedule by issuing very short term, highly detailed schedules that flesh out the more general project schedule.

We do not abandon the client when the certificate of occupancy is issued. Following detailed project close-out procedures, we make sure that the client receives necessary equipment documentation and building systems training and that all contractors’ punch lists, operations manuals, warranties, final certificates for payment and all other contract requirements are complete. Only when everyone else’s work is complete is our work complete!
